Portals charge per listing, plus extra fees for featured placement, so an office with a large portfolio pays a significant amount every month. More importantly, on portals buyers search for “apartment for sale in Antalya”, not for you, and your portfolio disappears among thousands of listings. On your own website your brand, speciality (luxury residences, investment property, holiday homes), reference projects and consultant team are presented as one story. International buyers rarely use Turkish portals; they search Google for “Alanya property for sale”, and having English and Russian versions of your site opens a new market.
Yes, this is solved with an XML feed integration. Sahibinden and Hepsiemlak corporate memberships may offer XML or feed options for transferring listings; access depends on your account type. Once connected to your website, listings are imported automatically every hour, and photos, price, description, room count, location and coordinates appear on your site exactly as entered. Delete a listing on Sahibinden and it disappears from your site; update a price and it changes instantly. You manage everything in one place and publish on two channels. If you use a separate real estate CRM, we can integrate with it too. If you prefer our own admin panel, we can also set up manual listing entry with publishing to the portals, where the portal allows it.
For real estate sites targeting international buyers in Turkey, TR, EN and RU are the minimum. For investment-heavy areas such as Antalya, Alanya, Bodrum and Istanbul, DE and AR (for Gulf investors) are worth adding. Russia, Iran and Ukraine have been among the leading countries in foreign home purchases in recent years, according to TÜİK. A multilingual structure adds to the base cost, mostly on the content side rather than the technical build. We don’t use automatic translation widgets, because international buyers spot poor translations instantly and leave. For high-end homes (luxury residences, villas, investment projects), and especially for listings aimed at international buyers, a virtual tour makes a real difference, because buyers from abroad may decide before ever visiting Turkey. There are three levels: 1) 360° photos, a one-off panoramic view that works for tighter budgets; 2) Matterport 3D tours, with true 3D walk-throughs and measurements, important for the luxury segment; 3) drone and video tours showing the site, view and surroundings, ideal for villas and residential complexes.
